Horrible management company. If you are looking for a management company as a freeholder, avoid. Disorganised, disrespectful with leaseholders and incredibly bad at management in general. It is a company that works horribly wrong and leaseholders end up paying the price. The only reason why this company survives is because they are so incompetent that the freeholders are completely isolated from the gross mismanagement they do. They keep getting a cut from administration fees while making the lives of the leaseholders a living hell. They show no respect or empathy. They will typically ignore emails and ignore leaseholders and problems raised by them, even extremely urgent ones. They will threaten leaseholders very quickly over payments even when they regularly issue incorrect invoices with wrong reference ids or amounts. They will typically send payment requests from different people, email accounts and with different formats showing that they struggle to keep up. They will do the bare minimum needed by law, and sometimes a bit less. They will fight every step of the way to show you where the service charge comes from, and increase charges without any reasonable justification usually putting increases on items that they barely provide. They will fail to communicate with leaseholders but decided to install fairly expensive screens in every building that they do not use. The screen will show ads but no information about the development. The development where we live is pretty new but in a few years it has deteriorated massively mainly because of how this company has managed it. Still, we get charged one of the highest service charges in the area but still we seem to be one of the developments with fewer services.

I am a leaseholder at one of their managed properties. Terrible communication, constantly cancelling meetings with leaseholders to discuss problems, increasing costs YOY (without any justification of calculations), whilst service quality reduces. Building has cladding issues which is already approved for Government funding (which they were VERY slow on actioning and tried to pass the costs to all leaseholders prior to this), but no cladding work has begun and zero updates. Do not ever use them, and if you're a leaseholder, group together and get rid of them by complaining to the Ombudsman.

If you want to get anything done by these guys. Shoot yourself in the foot. It will be less painful. I have a property in Leeds, which the EWS1 assessment has not passed for the last 3 years. They struggle to give you any meaningful update. So we cant get mortgages or sell until this is done.

Moved in May 2022, we’ve been asking for the service charge bill regularly since then and a few weeks ago we received the whole lot all in on hit. In part this was ok because we knew a charge was coming. However they now want Aprils in advance on top of the chunky lump they’ve just had. Again, I would be ok (ish) with this if everything had been explained up front but it wasn’t. We emailed Livingcity to say we would need to wait until April to pay Aprils and the patronising response we got back was some of the worst customer service we’ve ever received. We simply mentioned we were a bit wiped out after paying the lump sum and could we wait to do the next little bit next month (pay March at the end of March instead of a month ahead on this one occasion) - “I’m sure you’ll get ahead of it” from a Livingcity representative. I cannot work out what would possess someone to say something like that to a customer. I would suggest it’s Livingcity who need to get ahead of it judging by the reviews I’ve seen nationally and the dissatisfaction of the residents living on our development. If you’re looking for property managers I would recommend looking elsewhere.
