I am a landlord, currently sorting out the mess left behind from a tenant whose cat peed all over the carpet! Called Mike from M&B (among many others) and explained the situation. Unlike others he offered to go and assess the damage before proceeding with any work. He did so the very next day and confirmed that the carpets need replacing and couldn't be cleaned. This kind of honesty and professionalism is rare to find nowadays. I will use his services in the future for sure.
