Moved in to the apple building in manchester at 2019. Since that time, quality of service had seriously degraded whilst they tried increasing the rent which we all contested and ocasa backtracked to a smaller increase which I didn't mind paying. 2 months later, 85% of the building got evicted under section 21 so they could do up all the flats that cost £670 prior the increase to £1450 per month. Communication is dreadful and the building manager is ignorant and doesn't really care for the tenants. This whole situation has put serious anxiety and depression throughout the eviction process. This whole scenario is documented on a show that's on BBC iPlayer called Evicted where it shows the apple building.

Poor cleanliness and very unhelpful staff When we moved into our apartment, the level of cleanliness was appalling, with dust, cobwebs, dirt, sticky surfaces, a pill on the floor, and hairs near the toilet. Even when faced with this evidence, the unhelpful staff repeatedly insisted that the overall standard of cleaning was good, and dismissed us with the words "people's idea of clean differs". They also did not provide us with keys to the windows, such that we could not open two of them and could not close a third, and they were incredibly unhelpful and dismissive when we raised this as a safety concern.

Absolutely disgraceful company if I could give them zero stars I would! Constantly ignore repair requests, was given the keys from Sophie at Ocasa homes outside the building and told me she would be around for a few hours, got to the flat only to see her speeding off in her car! Over 100 used pregnancy tests hidden under the bathtub, complained about it to be told they don’t check inlets, yet there was fresh sellotape over the bath panel! Taps leaking constantly and flooded the bathroom then to be told a contractor would be in touch, nobody did! Then get served a section 21 notice in the previous tenants name! No working fire alarm in the building doors completely damaged beyond repair constantly leaking water into the foyer, antisocial behaviour ignored! No cctv, and to top it off (Sophie) at Ocasa homes even had the audacity to try calling the lift telling me it must have been due work on it knowing full well it hadn’t work for 10 years according to the other tenants! Disgraceful avoid at all costs!

Ocasa Homes acquired the block of flats we live in back in December 2021. In less than two years, property standards have dropped massively. The common areas of the property are barely maintained. Stairways, landings, etc, are very rarely cleaned. The outside grounds are overrun with weeds. Waste collections are inadequate, with bins often overflowing with no consideration given to recycling. Fixed wiring inspections are overdue, and the emergency lighting has only been tested once in the last two years. Ocasa's maintenance team are incompetent. We were without a shower for almost six months before it was finally repaired. Ocasa are also know for evicting tenants with very little warning for 'renovations', only to repaint the property and to lay new carpets in order to justify putting the rent up significantly. Avoid.
