I will start by saying how wrong the name of this company is. I have never dealt with such a money stealing and lazy estate agency. To begin with I will warn you all to look over your contract in great GREAT detail as they throw charges in left right and centre. The day of moving into the property, the property hadn’t been cleaned or had the flooring and carpets replaced as promised. So we arrived, with our furniture to a flat that wasn’t ready to move into. Throughout that day we had to wait for the floors and cleaners to do their work. The ‘Good Estate Agency’ agent that was there told us that it was the flooring company fault as they were meant to do it the day before. However, when he left, I then asked them and they said no, they were always booked to do it that day (on a Monday) as they aren’t open on Sunday’s. As this took the majority of the day we were only able to make one trip to the flat with the furniture, which meant we had wasted a whole day off work and a whole day paying to rent a van. The agent that was on site then disappeared and no one contacted us for hours so when we rang the ‘Good Estate Agency’ we were met with a voicemail then went something along the line of ‘Hi, our offices are now shut for the day for our Christmas Party’. So they had all gone off, knowing we couldn’t move into the flat and were sat outside with a van full of furniture. We finally were able to move in later that evening and had to return our van. After weeks of back and to, The ‘Good Estate Agency’ finally agreed to pay a bit towards the van rental cost as a ‘gesture of good will’ when in fact we were owed a lot more for the shambles of the day we had faced and the fact that the property wasn’t even ready to move in. When we were finally in the property we noticed a number of problems that they only fixed some of them. Over the year of our tenancy we had emailed about various problems and they got back to us about none. When it came to leaving the property we were then faced with a ‘£150 check out fee’ which ALSO by the way doesn’t cover the cost of them giving you a reference for your next estate agent which will put you back another £24! I have never had to pay a checkout fee and reference fee ever. And like I said earlier. It’s in all the fine print in the contract, but of course nothing is said or highlighted. And even with the new laws against this, they argued it and forced us to pay. I was in the flat when they were showing potential new residents round and I overheard them discussing the furniture in the property and they then asked me if the ‘drawers were included too’ and I had to explain TO THE ESTATE AGENT SHOWING THEM AROUND that the furniture was mine! And that it was NOT included. So they were either lying on the listing to sell it or they were that unorganised they didn’t even know. This estate agents is a complete stealing shambles, they will shake you down for every penny you have. Of all the estate agents I have been with in the Manchester area these are by an absolute land slide the worst. Most properties you view with them there will be another flat in the same building with someones else. I 100% recommend you going with any other estate agent as these will lie and cost you so much more money in the long run. I cannot stress this enough, do not put your money and your living situation with these people. They WILL screw you over.

Absolutely dreadful agency! AVOID AT ALL COSTS! I lived in a shared student accommodation, during our tenancy we raised specific issues regarding problems with various kitchen appliances and problems with the floorboards. 1. The extraction fan was not working when we moved into the accommodation, we informed the agency of this when the problem was discovered and it took over 6 months for them to send someone round to fix it. 2. The floorboards had become waterlogged and began to separate due to faulty plumbing of the kitchen tap, according to the plumber this has been an issue since before we moved in as there had to have been sufficient time for a large enough volume of water to accumulate in order for the floorboards to separate. Again, the agency was informed of this issue which despite its rather serious nature, took 6 weeks to complete. 3. The agency like to take a very hands off approach until it’s time to move out at which point they will deduct a rather unreasonable amount from your deposit and claim you caused all the problems the premise had before you moved in. The deductions are grossly overcharged for the product or service they require. 4. After finishing the tenancy and being disappointed with how the agency handled itself I noted to them that I would be leaving a negative review. This prompted a call from the agency and a threat to myself saying if I put a negative review up that they would inform my guarantors of the state of the property during an unplanned visit, this is fine with me, if the visit had been scheduled we would’ve cleaned the property throughly. Just to re-state my first statement: AVOID AT ALL COSTS!!

DO NOT USE THIS ESTATE AGENT!!! Terrible customer service, rude, lied about deposit repayments and failed to address issues with our rented house over the course of 12 months. Luckily the Deposit protection service disputed these issues for us as tenants and we got most of our money back.
